Burbank sits where the San Fernando Valley floor meets the Verdugo Mountains. Hot summers on the flats push ants indoors. Brush, ivy, and fruit trees near the hills give roof rats a way onto roofs and into attics. Wood-framed houses, detached garages, and apartments add termites and, in shared buildings, cockroaches.
Lion Gate serves Los Angeles and the San Fernando Valley, including Burbank. See what a recurring visit covers on our pest control page, and see rodent control if you are hearing activity overhead. To ask about a property, contact us or call (818) 353-4800.
Roof rats
The roof rat is the climber usually found in Southern California attics. It is darker and slimmer than a Norway rat, with a longer tail, and it runs fences, palms, and fruit-tree limbs rather than open ground. Many Burbank yards have citrus or other fruit, and streets facing the Verdugos add brush. That is where we look first, not proof that every home has rats.
Signs show up before the animal does: scratching after dark, hollowed fruit, droppings in the garage, and rub marks along pipes. A kitchen trap rarely finishes it, because the nest is often above the ceiling. The visit has to find openings at the eaves and vents, and branches that touch the roof. That is the work described on our rodent control page. Homeowners often notice it in fall, when outdoor food thins out.
Ants, spiders, and termites
Argentine ants are the small dark ants that trail along foundations, sinks, and pet bowls. They are the main nuisance ant in urban Southern California. When a Burbank yard dries out, they follow the slab edge, expansion joints, and pipes. A lot of the city’s post-war homes are slab-on-grade, so those gaps matter more than the front door. Clearing the counter does not remove the colony outside.
Black widows are common in Valley garages. They sit in stored boxes, under patio furniture, in block-wall weep holes, and in closed sheds. A bite is a medical concern, so the useful step is reducing that clutter and treating the spots where they hide.
Drywood termites live in the wood they eat. Look for hard pellets under a small hole in a beam, window, fence, or garage header. A standard pest visit is not a termite inspection. If you find pellets or wings, say so when you call. We identify what is there before recommending any work.
German cockroaches turn up in apartments and can move between kitchens on shared plumbing. Day-biting Aedes mosquitoes, often called ankle biters, have been documented across Los Angeles County and breed in saucers, buckets, and clogged gutters. Yellowjackets use eaves in warm weather. Describe where you are seeing activity if you are not sure of the pest.
Neighborhoods
Magnolia Park is bungalows and mature trees south of downtown. We ask about fruit trees touching the roof and ant trails at the foundation.
The Rancho Equestrian District has larger lots, barns, and other outbuildings. Feed and stored equipment give rodents and spiders more cover. Tell us if you keep animals so those buildings are part of the plan.
Burbank Hills, including the streets above Glenoaks, back onto slope and brush. Rodents and spiders come from that edge, and decks and eaves are where we look for termite pellets.
The Media District mixes houses and smaller apartments near the studios. Houses see the usual Valley ants, spiders, and roof rats. In multi-unit buildings, ants and cockroaches can spread from one kitchen to the next.
Downtown Burbank is closer to restaurants and older mixed-use buildings. Nearby home calls are often ants or cockroaches along shared walls.
The Toluca Lake border is Burbank’s line with Los Angeles. The same roof rats and Argentine ants show up there. Toluca Lake itself is in the City of Los Angeles. Call before scheduling if you are just over the line, and we will confirm the address is on the route.
Chandler is another Burbank name we already use when scheduling. If your street is not on this list, call (818) 353-4800 with the cross streets.

Tell us the pest, where it is, and whether the property is a house or a multi-unit building. That points us to pest control, rodent control, or a termite inspection. You can send the same note through the contact page.
Call (818) 353-4800 to talk through a Burbank problem. The technician looks for the pest, what is supporting it, and how it is getting in, and explains that before any work starts.
